Lighting Tips and Ideas to Help Sell Your Home

It's March, which means peak season for home sales is right around the corner. Spring and Summer typically see an increase in people looking to buy and sell their homes. If you are a homeowner preparing to sell their house during this busy season, you are most likely already working on how to stage your home. One aspect of home staging that many people overlook is the home lighting. Never underestimate the power of good home lighting. Good lighting shows better to potential buyers and updates your home. 

Update old light fixtures. When you're trying to sell your home, you go through a maintenance and/or cleaning checklist that needs to be done to sell or list. Home care is at the top of your mind, whether it's pruning the trees, scrubbing the baseboards, or getting an A/C tuneup. But don't forget the light fixtures! Old light fixtures not only date your home, but insufficient light or light that is too cool or warm can deter potential buyers. 

This doesn't mean you have to spend thousands on new lighting. Simple updates with disc lighting or even swapping out old light bulbs for new LED light bulbs that are 2700K-3000K can go a long way toward updating and improving your home lighting.

Use LED disc lights. Disc lighting is the most underrated type of lighting out there. Disc lights are inexpensive options to replace old flush/semi-flush mount fixtures. They also use current LED technology to provide ample lighting. For example, early 2000s dome flush mounts are outdated and typically don't give off enough light with just one bulb. Do a room-by-room lighting audit. Let's be honest. When it comes to selling your home, some rooms are more important than others. For example, the kitchen or primary bathroom. Dave Fox, kitchens are the number one room that adds home value. If there is one room to update your lighting in, it should be the kitchen. Consider pendants for over-island lighting and replace outdated or yellowing can lights with new trim or bulbs. 

If you don't want to replace every single light in your home, take a room-by-room audit. Ensure all light bulbs are functional, and clean any light fixtures you plan to keep. Replace any broken or missing glass for the best look. 

Think about ambient, task, and accent lighting. The three layers of interior lighting work together to create a well-lit space. Try incorporating all three layers in the main rooms, such as kitchens, living rooms, and primary bedrooms. Some examples of ambient lighting include chandeliers, recessed lighting, and ceiling-mounted fixtures like pendants. Task lights include bathroom vanity lighting or a desk lamp. Accent lighting can be lights such as picture lights or undercabinet lighting. 

Outdoor lighting for curb appeal. Last but certainly not least is outdoor lighting. Upgrading your exterior lights can drastically improve your curb appeal.
