Why Updating Your Lighting is the Best and Easiest Home Upgrade

With mortgage interest rates sitting close to 8%, many homeowners are opting to stay in their homes and work on home upgrades rather than purchasing a new home. There are so many options for home upgrades from paint to landscaping and flooring changes. One home upgrade that is often overlooked is lighting. Lighting is the best and easiest home upgrade to implement. Lighting can easily bring a refreshed feel to your home. Below are the many reasons why you should make lighting your first home upgrade.

  1. Low cost. Lighting fixtures such as chandeliers or pendants can have a higher price tag per item. But you can find many lighting options for under $300 or even $100 per light. Compared to many home updates like replacing flooring that averages $1000-$10,000 per room, lighting in the home can be replaced for anywhere from $500-$2000 for an entire home.
  2. One of the easiest upgrades. Many homeowners underestimate just how easy it is to switch out light fixtures. You can switch out your ceiling fans or old light fixtures completely on your own, no electrician is needed! Rather than having to learn masonry or become a tile setter, you can simply switch out your old light fixtures for new lighting options. We have excellent step-by-step guides for How to Change a Light Fixture and How to Install a Ceiling Fan
  3. Can increase curb appeal. Curb appeal is an important factor for any home. Exterior wall lights or even landscape lights are great additions to your home exterior. Not only can these kinds of fixtures offer good lighting options, but they can also update the look of a home exterior without the use of paints or replacing shutters.
  4. Makes your home brighter. Ok, this one seems like a no-brainer, but have you ever looked at homes on Zillow that were not properly lit? It's not very appealing and it can feel like you're in a cave. Adding in something like recessed lights or disc lights can be a low-cost, but effective, way to brighten up your home. You can also opt for multi-light fixtures or high-wattage LED bulbs. Plus, well-lit homes are linked to mental health improvements.
  5. Adds home value in every market. There are some home improvements that simply don't add value (think sunrooms or solar panels). As long as you go with sensible (i.e. not super high-end) light fixtures, you can be sure you'll make your money back when you resell your home. When you update your home lighting, potential buyers can see that the house was cared for by the previous owners.
  6. Can easily change the look/feel of your home. Switching out old light fixtures immediately changes the overall vibes of your home. In addition to adding more light, new light fixtures can modernize the feel of your home. For example, glass pendants over a kitchen island can open up the kitchen while still providing quality lighting because the glass doesn't cut into your line of vision. Replacing a ceiling fan with a chandelier can give a room the upgrade it's been needing with just a flip of a switch.
